    RECEIVING AN OFFER

    One of the most exciting (and stressful) stages of selling your home is negotiating the sale price and it is our job to make sure that we get you every penny we can whilst making sure that the buyer is financially capable and has a time-frame to suit your own moving needs.

    OFFER AGREED

    Once the price is agreed it is then time for the solicitors to get the legal paperwork underway. We will provide everyone with the information that they need to proceed quickly and then make sure that the solicitors and mortgage advisers are performing their duties promptly.

    EXCHANGE OF CONTRACTS

    This is where the sale becomes legally binding and usually happens about eight weeks after the price is agreed - although it can be much quicker or slower than this depending on the chain. At this point a moving date is set and the solicitors exchange both legal paperwork and a deposit of around 10% of the sale price. There's no going back from here!

    COMPLETION

    You will probably like to complete your property sale on a Friday as this gives you the weekend to recover from both the move and the champagne. Completion happens when the money arrives with the owners' solicitor - generally just after lunch. At this point the property has to be vacant and the keys get given to the buyer.
